The Challenge
Launching Austin Skin's newest location required transforming a 3,120 SF shell into a medical sanctuary under a non negotiable budget cap. The initial design exceeded the construction loan, requiring immediate intervention during a volatile market.
The Solution
We guided the client through a strategic value engineering process to align the scope with the budget without stripping the soul from the design. Partnering with Sixthriver and Sabre, we navigated material swaps and method changes to preserve the "spa" atmosphere—balancing high-design finishes and lighting with medical-grade functionality.
The Result
A beautiful, cost-effective clinic delivered on an aggressive three-month schedule with minimal out-of-pocket impact for the client.
