40,000 SF

The Challenge

Executing a complete gut-renovation for a national law firm during COVID-19 required navigating a fully remote client and design team. The project faced a critical pivot midway: a decision to expand the footprint by 1,500 SF, which triggered new city code provisions and threatened strict lease hold-over penalties.

The Solution

We directed a complex stakeholder team to execute this high stakes renovation without schedule slippage. We partnered with Nelson Architects and Rand* Construction to deliver a space that feels somewhere between a boutique hotel and a high-powered downtown law firm. Key features include a reimagined internal staircase, glass-front offices, and high-end hospitality elements designed to draw the team back to the office.

The Result

Despite the mid-project scope expansion and supply chain volatility, the ~39,000 SF headquarters was delivered on time and on budget.
